Our primary business is arranging and advising on regulated mortgage products. A mortgage is a loan secured against your home. Your home may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.
These terms set out the contractual relationship between us and you (the contract). If you do not agree to all of these terms, you must not use our website or any of our services.
These terms apply regardless of how you access our website and use our services, including all technology, devices and means of communication by which we make the website available or provide the services to you.
Our business is arranging and advising on regulated mortgage products. We provide advice from qualified mortgage brokers through a variety of communication channels, including, but not limited to, our website, direct email and telephony.
We make recommendations for products that may be suitable for you based on the information that you give to us regarding your preferences and circumstances. It is your responsibility that the information you provide to us upon which recommendations are made is both truthful and accurate.
We may withdraw or suspend our services at any time and for any reason. If you are registered with us, we will contact you to let you know that we are going to suspend or stop providing the service. If we have already started providing services to you, we will let you know in advance of our stopping or suspending our services. In some circumstances, however, we may need to withdraw or suspend our services without notice to you for reasons beyond our control.
General Information versus Advice
Content, including but not limited to guides, articles, blogs, tools and calculators, on our website or distributed by us via email, social media and other channels, is provided for general information only. It is does not to amount to advice on which you should rely. While we strive to make our information useful and comprehensive, any actions and decisions you take in regards to purchasing, amending, replacing or cancelling a mortgage, should be made on the advice of a qualified mortgage professional, which is a service we provide. We do accept any liability for decision you make using this information and without the advice of one of our mortgage advisors
We charge a fixed fee of £495 for our services, due once we arrange an official mortgage offer from the lender on your behalf. We reserve the right to amend the fixed fee at our discretion, however we will always inform you at the earliest moment should this apply to you.
The lender also pays a commission to us, which we will disclose with you beforehand in a document known as a Key Facts Illustration.
We strive to deliver an exceptional service to all our customers. If you feel that you have not received the level of service you expected, please let us know by contacting us with your complaint at .
We will aim to resolve your complaint as quickly as possible, typically in less than 1 week, though this can extend to 8 weeks for some cases.
Should we be unable to resolve your complaint or if you are unsatisfied by our resolution, you also within your rights to take your complaint to the Financial Ombudsman Service, who will assess whether it is in scope and whether any wrong doing was conducted. Please note however the Financial Ombudsman Service will usually ask for you to register your complaint with us first.

Liabilities and Responsibilities
We may be liable for the loss or damage you suffer that is a reasonably foreseeable result of a failure of service. Loss or damage is only a reasonably foreseeable result of a breach if at the time we entered into this contract it was an obvious consequence of our breach or was specifically contemplated by, and communicated in writing between, you and us.
We exclude, to the greatest extent permitted by law and under the regulatory system, liability for all loss or damage that you may suffer in connection with our provision of mortgage advising services to you. This applies regardless of the legal principle that would, were it not for this section, entitle you to a remedy.
We only supply the service for domestic and private use. You agree not to use the service for any commercial, business or resale purposes, and we have no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity.
We do not in any way exclude or limit liability we may have for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; and anything that cannot be excluded under section 57 of the Consumer Rights Act 2015.
If you apply for and obtain any product or service, you will be contracting with a third party who will be providing that product or service to you on their own terms and conditions. We are not responsible or liable for any loss or damage you may suffer or incur in connection with any product or service you obtain after using our Mortgage Service or for any acts, omissions, errors or defaults of any third party in connection with that product or service.
We may also suggest third parties that provide complementary services or as a reference tool, such as conveyancing or credit scoring agencies. We are not responsible or liable for any loss or damage you may suffer or incur in connection with any product or service you obtain with these third parties. We are not responsible for any content or problems that arise with these third party sites and companies.
The advice provided by our service is subject to the UK regulatory regime and is therefore targeted solely at consumers based in the United Kingdom.
By using our website and services you accept that nothing within our website or these terms constitutes a promotion or targeting of services or products to people resident outside the United Kingdom.
We are the owner or the licensee of all intellectual property rights in our website, and in the content published on it. This includes copyright works and trade-marks, which may or may not be registered. We reserve all of these rights.
You must not modify the paper or digital copies of any materials you have printed off or downloaded in any way, and you must not use any illustrations, photographs, video or audio sequences or any graphics separately from any accompanying text.

If a court finds part of this contract illegal, the rest will continue in force. Each of the paragraphs in these terms operates separately. If any court or relevant authority decides that any of them are unlawful, the remaining paragraphs will remain in full force and effect.
Even if we delay in enforcing this contract, we can still enforce it later. If we do not insist immediately that you do anything you are required to do under these terms, or if we delay in taking steps against you in respect of your breaking this contract, that will not mean that you do not have to do those things and it will not prevent us taking steps against you at a later date.
